What Should Matter in Your Homebuying Choice?

How much can you safely afford each month?

You’ll see a few different “rules” about what percentage of your income you should spend on housing. Advice is commonly around 30 percent. This is also why getting pre-approved is so vital to the homebuying process. Once you’re pre-approved you’ll have a good idea of what your monthly payments will be, which means we can look for homes where that monthly payment equates to roughly 30 percent of your income.


Every person is different, so you don’t necessarily have to stick to the 30 percent rule, but it does work for a lot of people.

Do schools matter for your family?

Parents with children or people who plan on starting families soon often care about school districts. If your children are enrolled in a private school or charter school in Dallas, you’ll likely want to find a home that’s relatively convenient for your commute, which makes proximity to those campuses another important factor to consider.

Your commute to work.

For families, it often makes sense to find a home that’s somewhere in between or nearby both your work and your children’s school. You might feel like you don’t mind a longer commute if that means you’ll be in an affordable neighborhood you like, or in a particular school district.


While that’s fine for many people, at least in theory, tolerance for long commutes can erode over time. A commute you think you can tolerate might turn into a part of your day that you dread. Think long and hard about the type of commute you think you can tolerate for the long haul.

Noise is another thing to think about.

There are many quiet neighborhoods in the Dallas area, and there are also many hustling and bustling communities that are vibrant and full of things to do. There are some people who can’t imagine living in a “dull” community and others who think quiet and low-key is a necessity.


There are similar tradeoffs to consider when choosing whether to live near highways. You can find both kinds of communities in the Dallas area. Living near the 635 can make your morning commute significantly easier, but it also might mean you have to cope with noise pollution at all hours of the night. That type of thing bothers some homebuyers far more than others, so it’s a very personal choice.
